I am a real estate investor in NE Ohio. I have had a great experience working with the team at CFS. The only out of pocket expenses I paid to close the loan was for the appraisal. The initial loan pay-out was completed the day after closing, and allowed me to recoup funds already invested in the rehab. My initial draw request was submitted and approved 2 weeks later, since I had completed the majority of the big ticket items prior to closing.
This was a huge deal, and allowed me to continue on to complete the rehab. The terms - interest only payments for 12 months with a balloon payment at the end works for me because I plan to refi with my mortgage broker as soon as the rehab is done, without a pre-payment penalty. CFS also let me pick my own title company, which was in my favor - since I just used the same title company that unused to buy the house. I highly recommend CFS and plan to work with them in my next deal.
